You can also buy state land on an instalment basis: NFA urges you not to forget to pay the annual instalments

A growing number of residents and businesses are choosing to buy public land on a hire purchase basis. It is a convenient and affordable way to become land owners without paying the full amount upfront.This year, around 200 new contracts have been concluded, selling more than 134 ha of state land for EUR 28.6 million. NŽT reminds that the payments for the state land purchased in instalments must be made by 15 January 2026.

Compared to the previous year, the number of instalment sales has increased several times. In 2024, there were only around 40 such sales contracts. 24.5 hectares of state land were sold for €6.5 million.

The most frequent purchases of state land are made by people who are already using the land, for example, if the land is built up with their buildings or facilities, belongs to a gardeners' association, is needed for a dwelling house, or if it is located in the midst of a private plot of land. In such cases, people can buy land without an auction, making hire purchase a convenient option for becoming a landowner. 

Purchase of public land by instalments cannot exceed 10 years. 

Before the sale of state land in instalments, the NFA shall check whether the buyer has any debts to the state. This is a prerequisite for the purchase–sale transaction. 

When buying land in instalments, the buyer must pay at least 20 per cent of the fixed price of the land prior to the conclusion of the contract of sale of the state-owned land, and the remainder of the price must be paid by the buyer in equal instalments during the subsequent years of the term of the instalment purchase, as set out in the contract of sale, starting from the second calendar year following the date of conclusion of the contract of sale of the state-owned land.

An interest of 5 per cent per annum shall be charged on the part of the price not paid on time.

Increasing interest in the hire purchase option shows that it helps people to manage their property issues more easily and the state to manage public land resources more smoothly. 

It should be noted that the option of hire purchase does not apply to the purchase of forestry land from the State. For such land, the full price of the land must be paid upfront.
