Land values in the country will grow by around 8% next year.

From the beginning of next year, updated land value maps will be applied in Lithuania to determine the average market values of land plots and buildings, the National Land Council (NLC) has announced.

A mass land valuation carried out by the Registry Centre shows that the overall value of land in the country will grow moderately, but changes will be more pronounced in individual regions.

The average market value of land plots in Lithuania will increase by around 8% next year compared to 2025.

According to the Office, the highest growth was recorded in Kaunas city, Molėtai and Šilutė districts and Birštonas and Kaunas district municipalities.

The lowest growth of about 3% was recorded in Šiauliai city and district, and in the municipalities of Raseiniai, Radviliškis and Kėdainiai districts.

Residential and commercial land values increased by an average of 8–9%, but in Molėtai District the growth exceeded 30%. At the same time, in Kaisiadorys, Mažeikiai, Skuodas Districts and Druskininkai Municipality, the growth of residential land values was minimal and amounted to up to 3%.

At the same time, the average market value of amateur gardens and agricultural land plots will increase by 7% on average next year, while the average increase for industrial and warehouse land plots will be 8%.

The Office points out that in 2026, 1,558 land value zones have been identified in Lithuania – 20 more than last year.
